The company
Briar Real Estate Holdings is a family-owned company, formed in 2022 to hold the rental property we buy in northern Utah — mountain-town homes near Bear Lake and historic multifamily in Ogden.
We are not trying to own a thousand doors. We buy a small number of properties we can look after properly, hold them for decades, and put the rent back into keeping them right. Every decision on this portfolio is made by the owners, which means the person deciding whether to replace a water heater is the same person who has to live with the choice.
Day-to-day care of the Bear Lake homes runs through a local property manager who knows the area and can be there the same day.

How we operate
We stay inside a couple of hours' drive of home. Knowing a market means knowing which street floods, which contractor shows up, and what a fair rent actually is.
Deferred maintenance is the most expensive thing a small landlord can do. We budget for the roof before the roof asks.
The plan for every property we own is to still own it in twenty years. That changes what you're willing to buy and how you treat the people living there.
